Attic air sealing in El Monte, CA - leaks closed before new insulation goes in
Hot rooms upstairs and a climbing power bill often come from gaps in your ceiling. We seal them so your insulation can work.

Why is upstairs still hot when the attic has insulation?
Attic air sealing in El Monte closes the gaps between your rooms and the attic, around light fixtures, wiring, plumbing pipes, flues and the duct boots where your ducts meet the ceiling vents. Closing them keeps hot attic air out of the house, lowers your power bill and helps keep moisture problems out of the attic.
A lot of the calls we get start the same way. There's insulation in the attic, but the upstairs still bakes in the afternoon and the bill keeps climbing, because air is slipping past it at every can light, pipe and hatch. Adding more attic insulation won't fix that until those gaps are closed. The price and the schedule turn on how many openings there are, how big they are, and how much has to be cleared or fixed before we can reach them, so I give you your own number after I've been up in your attic and seen it.
How we do attic air sealing
I go up and look before anyone starts work, because what's in your attic decides the plan. If you've got a floor up there or a lot of stored stuff, we plan for clearing it before we start. Then we move the old insulation back from the leaks and close them, with caulk and foam on small gaps around wires, pipes and fixtures and solid blocking over big openings, because fluffy insulation doesn't stop air. We seal around the hatch, keep the vents at the eaves clear so the attic can still breathe, and put the insulation back even out to the edges instead of piled in the middle. If the old insulation is soaked or full of droppings, or something up there looks unsafe, we stop and tell you instead of covering it up.
Sealing is usually the first half of the job. Once the leaks are closed, most houses get topped up with loose fill as part of retrofit insulation, which is adding insulation to a house that's already built and lived in. Spray foam insulation seals and insulates in one pass, but it costs more, so I recommend it mainly when your ductwork runs through the attic and foam would bring those ducts inside the sealed space. Otherwise, sealing the gaps and topping up loose fill is the better use of your money.
Why El Monte homeowners call Expert El Monte Insulation Services to seal their attics
I check your attic before quoting
I come out, go up in the attic myself and write the estimate, and my crew does the install with me on the job. You hear straight what's up there, and the person who saw it is there when it gets fixed.
Six years in lived-in homes
We've been in business since 2020, and before that I spent years insulating new houses for builders while the attics were still empty. A lived-in attic has old insulation, wiring and boxes in the way, and that's where the real problems are, which is why I made the switch.
Licensed and insured on every job
We're licensed and insured. California's Contractors State License Board licenses and regulates the state's contractors, so a licensed crew answers to the state board for the work it does in your house.
Permits through El Monte's building office
The El Monte Building Department handles plan review, permits and inspections in the city under the current state building code, and El Monte sits in Climate Zone 9, the zone California uses to set energy rules for a house's outer shell. When a job needs a permit, we pull it and set up the inspections, and I'll tell you at the estimate whether yours does.
What matters most here is getting the leaks closed before anything covers them. Call (626) 416-2112 or request an estimate, and have a few notes ready on stored belongings, any attic flooring and any gas appliance up there.
Get an attic air sealing estimate from someone who's been up there
We get back to you within one business day to set a time, then I come out, go up in your attic and write the estimate myself. The estimate is free, done at your house, and there's no obligation to book.
What attic air sealing looks like
What homeowners ask about attic air sealing
What is the best way to air seal and insulate an attic?
Seal first, then insulate. ENERGY STAR tells homeowners to make sure the contractor will seal the attic's holes and gaps before any insulation goes in, and to call another contractor if they won't. Once insulation covers a gap it's hard to find and harder to reach, so that's the order we work in.
Is attic air sealing safe if my gas furnace or water heater is in the attic?
It can be done, but the gas equipment needs a safety test after the sealing is finished. When a gas water heater, furnace or other fuel-burning appliance sits in the attic, ENERGY STAR advises combustion safety testing after air sealing, a check that the appliance still burns and vents safely, and a professional HVAC contractor does it. Plan for that visit as part of the job, and mention the appliance when you call.
How much does attic insulation with air sealing cost near El Monte?
Blown-in fiberglass attic insulation with air sealing at the obvious gaps usually costs about $1,200 to $1,500 per job in Los Angeles. That's the going rate for that package in the area, not our quote. Your own number comes after I've been up in your attic.
How much can a contractor ask for up front in California?
The state licensing board says a contractor can ask for or accept a down payment of no more than $1,000 or 10 percent of the contract price, whichever is less. Any other payments have to be clearly listed in the contract and tied to work completed or materials delivered to your house.
What happens if my attic has knob and tube wiring or vermiculite insulation?
Both have to be dealt with before the job goes any further. Federal guidance for this work holds off on insulation until active knob and tube wiring, an early type of house wiring, is replaced or properly boxed, and stops work if the old insulation is vermiculite, which may contain asbestos. If I see either one, I'll tell you at the estimate.
How do I get my attic ready for air sealing if it has a floor?
The flooring laid over your attic floor has to come out before the sealing can go ahead, because the leaks are underneath it. If that flooring is doing structural work, its job gets replaced first, with something like collar ties, the boards that tie the rafters together. If you've got a lot stored up there, the plan also has to cover moving and storing it for a while.
Work that often goes with air sealing
- Retrofit insulation
Adds insulation to the house you already live in, so a freshly sealed attic finally has enough on top of it to keep the heat out.
- Spray foam insulation
Worth a look if your ducts run through a hot attic, since foam stops air and heat in the same layer.
